The 20 x 30 (600 sq ft, 81 plots) and 139 odd-shaped plots (543–1,986 sq ft) are priced on request; at the 30 x 40 rate, a 600 sq ft plot would work out to about ₹52 lakh. Price notice: prices quoted at the EOI stage on 21 September 2026, as "onwards" figures. The final rate is set at allotment and may vary with the plot's position. Statutory charges, the maintenance advance and the maintenance deposit are extra. What the Sattva Ekatra price includes

One rate per sq ft, multiplied by the plot's area, buys the plot and its share of the layout built around it. Under the registered agreement for sale, the price covers the land and the plot's share of the common areas; the common amenities, including the clubhouse; the layout's development and infrastructure; and legal and facilitation fees. That infrastructure is the part of a plot no owner can add later: underground electrical and sanitary networks, stormwater drains, a 400 KLD sewage treatment plant, LED street lighting, avenue planting, an overhead water tank, the compound wall and the entrance portal.

Statutory Charges

Stamp duty and registration on a Sattva Ekatra plot

Stamp duty and the registration fee are paid when the sale deed is registered, on the value in the deed. Karnataka charges stamp duty of 5%, plus a cess of 10% of the duty and a surcharge of 2–3% of the duty (about 5.6–5.65% in all), and a registration fee of 2% (raised from 1% on 31 August 2025) – together about 7.6–7.65% of the deed value.

Duty is charged on the higher of the deed value and the government guidance value. TDS of 1% on the price also applies, deducted by you as the buyer.

95% of the price is due by 30 June 2028, about nine months before the registered completion date of 19 March 2029; only the last 5% waits for possession. If Sattva misses the completion date, the registered agreement lets you pause payments, withdraw with a full refund plus interest within 60 days, or stay on and receive delay interest, at SBI's highest MCLR plus 2%. The layout also carries a five-year defect liability, counted from handover or the offer of possession.

Booking, Cancellation & Loans

The booking amount is capped at 10% of the price: 5% on booking and 5% within 15 days. The agreement for sale must be registered within two months of the allotment letter. A buyer who cancels pays a fixed deduction, counted from the allotment letter: nothing within 15 days, 1% of the plot cost from day 16–30 (about ₹1.03 lakh on a ₹1.03 Cr plot), 1.5% from day 31–60 (about ₹1.55 lakh) and 2% after 61 days (₹2.06 lakh), refunded within 45 days.

Sattva offers home-loan assistance through leading financial institutions, subject to eligibility. Plot purchase loans usually fund a smaller share of the price than home loans, and lenders finance plots only in approved, registered layouts – Ekatra's approval from the Doddaballapura Planning Authority and its K-RERA registration make it eligible in principle. Plots here carry rural gram panchayat property records, not a city khata, so confirm early that your lender finances such plots, and ask the sales team for the lender list and an in-principle sanction before the agreement stage.

Sattva Ekatra's ≈ ₹8,600 sits inside the ₹8,100–9,600 band of the branded launches on the IVC Road belt, nearer its lower end, and at about twice Doddaballapur's own plot market. The guidance value is the government's floor for stamp duty, not a market price – confirm the live value on Kaveri, Karnataka's online registration service, before you register.

How to read the Sattva Ekatra price

Sattva Ekatra is priced with the branded plotted launches of the IVC Road belt, not with the Doddaballapur market around it, and above Sattva's own previous plotted launch, Bhumi. At about twice the local rate, the price buys what the local market rarely puts together: the Sattva name, with a promoter company that has already completed a layout; a registered plan approved by the Doddaballapura Planning Authority; finished infrastructure; a clubhouse and 27 landscape features; and a position just south of the Satellite Town Ring Road.

This page publishes no appreciation, rental-yield or return figure. There is no basis for one at this price on the Doddaballapur side, and a plot earns no rent until a house stands on it. What a buyer can pin down is the cost, the dates and the terms, set out above.

At the EOI stage, plots are quoted from ₹1.03 Cr for a 30 x 40 of 1,200 sq ft, ₹1.17 Cr for a 30 x 45, ₹1.29 Cr for a 30 x 50 and ₹1.55 Cr for a 30 x 60, all "onwards". That is about ₹8,600 per sq ft, within about ₹8,580 to ₹8,670 across the four sizes, while the 20 x 30 and odd-shaped plots are priced on request. The final rate is set at allotment and can vary with a plot's position. The rate places Ekatra with the branded plotted launches of the IVC Road belt, at about twice Doddaballapur's local plot market.

One rate per sq ft covers the plot and its share of the common areas, the amenities including the clubhouse, the layout's development and infrastructure, and legal and facilitation fees. Stamp duty and registration add about 7.6–7.65% of the deed value, or about ₹7.8–7.9 lakh on a ₹1.03 Cr plot. GST applies where due, and you also pay one year's maintenance in advance and a maintenance deposit, both per sq ft at rates not yet published. Club usage charges apply once the clubhouse runs, a transfer fee if you assign the agreement before the sale deed, and any development charge an authority newly levies before completion can be passed on.

The plan runs on dates, not construction stages: 5% on booking, 5% within 15 days, 10% on the agreement within 45 days of booking, a 10% instalment after the agreement, 10% each on 28 March and 30 May 2027, 8% every two months from 30 July 2027 to 31 March 2028, and 5% on 30 June 2028. That puts 95% of the price due by 30 June 2028, about nine months before the 19 March 2029 completion date, with the last 5% at possession. On a ₹1.03 Cr plot, each 5% is ₹5.15 lakh, each 10% ₹10.3 lakh and each 8% ₹8.24 lakh; confirm the first instalment's date on your agreement, and note that 1% TDS applies on the price.

If Sattva misses the 19 March 2029 completion date, clause 27.2 of the agreement for sale gives you three options: pause further payments until the works catch up with their milestones, withdraw with a full refund plus interest within 60 days, or stay on and receive interest for every month of delay, adjusted against your last instalment. Interest runs at SBI's highest MCLR plus 2%, the same rate a buyer pays when late. With 95% of the price due by June 2028, the refund and interest options carry the most weight. A five-year defect liability period runs from handover or the offer of possession.

If you cancel, the deduction depends on how long after the allotment letter you do so: nothing within 15 days, 1% of the plot cost from day 16 to 30, 1.5% from day 31 to 60 and 2% after 61 days. On a ₹1.03 Cr plot, that is ₹1.03 lakh, ₹1.55 lakh or ₹2.06 lakh, refunded within 45 days. The agreement for sale must be registered within two months of allotment. If a buyer defaults, two 15-day payment notices and 30 days' notice come first; the refund is then the amount paid less the booking amount, interest due and statutory payments.

Sattva says it offers home-loan assistance through leading financial institutions, subject to eligibility. Lenders finance plots only in approved, registered layouts, and a plot loan typically covers a smaller share of the price than a home loan; Ekatra's planning-authority approval and K-RERA registration meet the first test in principle. Because the payment plan runs on dates, arrange your sanction early and ask for Sattva's lender list along with your cost sheet.
